4803 Greenbrier Drive


Greenbrier Drive is located above Hillcrest Golf Course, sandwiched between Owyhee and Orchard streets. Developed in the '50s and '60s, the neighborhood is relatively quiet with a mix of modest ranch-style homes with brick and/or siding and even some rather large homes, which are typically located along the rim overlooking the golf course. For some reason, this section of Greenbrier does not have any sidewalks or gutters but certainly feels pedestrian safe and friendly.

This house is single-story with a low-slope gable standing-seam metal roof in a barn red color, horizontal taupe colored siding with cream and red trim accents. The garage looks to have been an addition, as the roof pitch is much steeper and a different siding profile has been used. A brick-paved covered breezeway between the garage and house leads to the French-style entry door. A small entry hall with beige tile leads to the family room and kitchen. The kitchen has gone through a remodel. It has new beige floor tile, the raised panel wood cabinets have galvanized panel inserts where you would typically see glass and—showing an interesting use of material—is the backsplash with a mix of colorful tiles in red, white, beige, yellow and blue in a random pattern. The countertops are a brown plastic laminate with a faux leather look. The sunken family room is open to the kitchen and carpeted in beige with a large bay window.

Just off the family room is a bedroom room, which is pretty straightforward except for the bright blue and green accent walls. This room has its own private bath with blue plastic laminate countertops and blue vinyl composite tile (VCT). Also off of the family room/kitchen is a spacious utility room with plenty of room for piles of dirty clothes, shoes, food for a year, etc. The colors are a softer shade of blue with more use of VCT, this time in a white and blue checkered pattern.

Off of the kitchen is a small dining area that opens into the living room. There are hardwood floors, which are in need of refinishing, and a great fireplace with painted white brick and a stone hearth. The other bedrooms of the house are accessed through a long hall. One of the bedrooms is painted a color combo of blue, creamy yellow and red, and I think that was the state flag of Texas painted on one of the closet doors. In the master bedroom, there are more color surprises—eggplant and taupe. Both of these bedrooms face the street but the high windows add some privacy. The last bedroom has a seafoam-colored bead board wainscot with a lavender-colored wall above. This room is currently one of the kids rooms and it's very well coordinated. The bathroom has beige VCT, oak cabinets and all the other accoutrements.

The backyard is all about swimming and roasting marshmallows. The pool is a direct shot from the French doors and wood deck. A wide concrete pad surrounds the pool. Off to the side is a fire pit set within a sandbox/private beach. The rest of the yard is pretty much lawn and not much else. Moving to the front of the house, there is a bit more in the way of landscaping.

PROS: The interior seems to function well. All the bedrooms are adequate in size with plenty of daylight and equipped with ceiling fans. The price seems right given the size, location and current market. I like all the VCT. Finally, I've found a remodel that does not have cheap sheet vinyl stick-on tiles. That backyard is a definite pro. The metal roof will last forever, but the only question is: Will you grow tired of the red? The house is in a good location. Hillcrest Elementary School is actually just on the other side of the backyard fence. CONS: There are lots of little projects. Exterior trim and fascia could use repainting. The yard needs some work but that is more fun than a drag. There is lots of interior painting unless eggplant, lavender, blue and seafoam are workable with all your stuff—but don't "mess" with that Texas flag!
