Off of East Jefferson about three blocks from St. Luke's hospital is tree-lined Flume Street. Most of the houses on Flume are small, charming older homes but in the center of the block is a new house that is attached to its equally new neighbor. Nevertheless, the houses are separately deeded, and are being sold as individual houses, not as a duplex. Both are two stories high, covered in hardy plank siding (guaranteed for 50 years), painted brown and tan and architecturally roofed in black. The front door opens immediately into the living room that, like the rest of the house, features a nine-foot ceiling. All the windows in the house are double-paned with wood interiors and vinyl-wrapped exteriors. The entire first story and the stairway are floored in Brazilian cherry wood. The living room has a gas fireplace surrounded by tile.

A big under-stair closet provides lots of storage and does double duty as the coat closet. On the left is a half-bath with a tile floor and a pedestal sink. On the right is the utility room. The dining room is beautifully lit by large windows and a modern adjustable-height hanging lamp. The kitchen cabinets are cherry-stained maple with room for plants or other decorations on top. The appliances are stainless steel and the gas stove has five burners. The countertops are granite tile and the backsplashes are tumbled marble. There is a big window over the sink, and another window facing the backyard. The room is lit by canned, recessed lights.

Stairs in the middle of the house lead to the second floor. Facing the front of the property is the master bedroom with a vaulted ceiling and ceiling fan, a big walk-in closet and a tile-floored bathroom, which has dual vanities set in granite tile and a big tile shower. The back bedroom has enormous windows overlooking the backyard. The hall bathroom has a shower/tub combination with a tile shower surround, and a tile floor and granite tile countertops. The bedroom floors are covered in tan wall-to-wall carpeting.

Out of a glass door between the kitchen and dining room is a large covered side patio topped with a ceiling fan. The backyard is fully fenced and on the side extends 10 to 15 feet from the house. There is a two-car garage facing the alley. Two mature trees on the parking strip shade the front of the property, and the entire yard has automatic sprinklers.

The house is an Energy Star home. The walls allow for extra insulation and the furnace and water heater are high efficiency. Once the houses were completed, they were tested to assure they actually performed according to Energy Star standards. The new owners should save 40 percent on heating and cooling this house because of all this expense and effort.

Pros: The street has parking strips, is quiet and pleasant and also conveniently located close to the center of town. All the rooms are painted in muted browns and tans with white trim. Each room has lots of windows. The tall windows in the dining room give the room an old-fashioned feeling. The back yard is quite large, and there are no houses on the other side of the alleyway so the lot is private. The two houses are situated on a wide lot and fit right into the neighborhood.
