1411 Arcadia St.


This stretch of South Arcadia Street extends from Overland Road to Kootenai Street just west of Owyhee Street. Some of the houses are modest and some are upscale, but the whole street is uniformly well maintained. The street is located close to downtown, the interstate and the airport, and new owners could walk to Overland Road to catch the bus. This Cape Cod house features light blue Hardi-plank cement siding guaranteed for 50 years and white trim with just a little bit of plum accent. The living room is painted rose, has a ceiling fan, a lovely white fireplace with a mantel and large mirror above it and an energy-saving fireplace insert. The bright dining room, which also has a rose wall, leads to the kitchen, which has new vinyl flooring, newly painted cabinets and new blue tile countertops. It's small but would be a comfortable place to work. There are two bedrooms on this floor: One bedroom has brand new light wood paneling, and both have two windows. The first floor bathroom has been completely redone and there is a built-in linen closet in the hallway.

A door in the living room leads to carpeted stairs to the second floor and a glorious 432-square-foot master suite. There are hardwood floors, new his-and-hers closets and a redone bathroom with a big shower, tile floor and a dressing table. There are also French doors with a wrought-iron railing outside. A new owner could add a deck. The bedroom is vaulted with exposed light wood beams, lights installed above the beams and a built-in stereo system.

A door out of one of the bedrooms leads to a very nice back deck with a hot tub next to it. There are three mature trees on the property, and there are mature trees all up and down the street, which creates a wonderful feeling. The back of the yard features a garden spot, and the entire lot is watered with cheap flood irrigation.

Pros: The second floor master suite is a beautiful, luxurious hideaway. The color of the house and its accents are quite nice. The street is wonderful, and the yard is big. New owners could garden, use it for a playground for the kids, put in a pool or just enjoy the park like feel. The three big old maple trees add thousands of dollars of value to the property.

Cons: The kitchen doesn't have a dishwasher, so either a portable one needs to be purchased, or a permanent one installed.
